If you are thinking about moving to Murfreesboro in 2026, you are looking at a growing city with a strong job market, good schools, and a housing market that is active but competitive. Home prices are more affordable than Nashville, buyer demand is high, and inventory is tighter than it has been in a while. Here is what you need to know before making the move.

Where Is Murfreesboro?

Murfreesboro is located in Rutherford County, about 35 miles southeast of Nashville. It is the sixth largest city in Tennessee and one of the fastest growing cities in the state.

The city sits along Interstate 24, making it easy to commute to Nashville, the airport, or other parts of Middle Tennessee. Many people who work in Nashville choose to live in Murfreesboro because of the lower cost of living and more affordable housing.

What Is the Housing Market Like Right Now?

The Murfreesboro housing market in early 2026 is active. Buyer demand just hit its highest level in three years. The MBA Purchase Application Index came in at 194.1 for the week ending January 25, 2026. That is a strong signal that buyers are back.

At the same time, inventory is tight. We currently have about 1,313 active listings in Rutherford County with a 3.3 month supply. Last week, 121 homes went under contract while only 65 new listings came on the market. That nearly 2 to 1 ratio tells us homes are selling faster than new ones are being listed.

For buyers relocating from out of state, this means you need to be prepared. Homes are moving quickly, especially in the more affordable price ranges.

How Do Prices Compare to Nashville?

Murfreesboro is generally more affordable than Nashville and the surrounding Davidson County area. You can often get more square footage and more land for your money here.

That said, prices vary depending on the neighborhood, age of the home, and proximity to schools or amenities. Entry level homes under $300,000 are in high demand and inventory is limited. If you are looking in that range, expect competition.

Mid-range and higher price points have more options, but those are also seeing increased activity as buyers take advantage of lower mortgage rates compared to last year.

What About Mortgage Rates?

Mortgage rates are lower than they were at this time last year. In January 2025, rates were above 7 percent. Right now, averages are closer to 6.09 percent. Many local lenders are getting qualified buyers approved with rates starting with a 5, depending on credit, loan type, and down payment.

What Are the Best Neighborhoods in Murfreesboro?

The best neighborhood for you depends on what matters most. Here are a few areas worth considering:

Blackman area: Popular for those who work in Murfreesboro, Franklin, or Nashville, good schools, mix of established and newer subdivisions.

Siegel area: North Murfreesboro with more established neighborhoods and some new construction options, convenient to I-24 and shopping.

Downtown Murfreesboro: Walkable, close to the Square, historic charm, smaller lot sizes.

Rockvale and Christiana: More rural feel, larger lots, newer construction, a bit further from town.

Lascassas: Country living, larger properties, popular with people who want space.

If you are open to nearby cities, Smyrna and La Vergne offer additional options and are still within Rutherford County.

What About Schools?

Rutherford County Schools is one of the largest school districts in Tennessee. There are also several private school options in the area. Middle Tennessee State University is located in Murfreesboro, which adds to the city's college town feel.

School zones can affect home values and availability, so if schools are a priority, make sure to factor that into your search.

What Should I Do Before I Move?

If you are planning a move to Murfreesboro in 2026, here are a few steps to take:
