If you need 4 bedrooms and more space, Franklin offers that, but you will pay a premium for it. The question is whether the extra space and the Franklin address are worth more than double the price.

Here is something that might surprise you. Homes in Murfreesboro and Franklin sell at nearly the same speed. The median days on market in Murfreesboro is 20 days. In Franklin it is 21 days. There is practically no difference.
Where there is a difference is in the list-to-sale price ratio. In Murfreesboro, the median home is selling at 100 percent of list price. That means sellers are getting exactly what they are asking for. In Franklin, the median list-to-sale ratio is 98.48 percent, which means buyers are negotiating a slight discount. Both counties are sitting at similar months supply numbers with Rutherford County at 3.3 months and Williamson County at 3.2 months. So the overall market balance is comparable, but Murfreesboro buyers have nearly twice as many homes to choose from.

That is a difference of over $2,600 per month in principal and interest alone, before you even factor in the higher property taxes and insurance that come with a more expensive home in Williamson County.

There is no wrong answer here. Franklin is a beautiful city with a lot to offer. If your budget supports it and the location fits your lifestyle, it is a great place to live. But if you are looking for strong schools, a growing community, newer construction, and a home that costs less than half the price, Murfreesboro deserves a serious look.
